Pinellas County
Pinellas Park In-Law Suites Within the 600 Sq Ft Cap
A Pinellas Park ADU can never be sold apart from the house, and the deed restriction saying so is recorded before a parent can move in, so plan the unit as a permanent part of the property. The city allows one ADU on any single-family lot, capped at 600 square feet of air-conditioned space, with one extra off-street parking space.

Pinellas Park's deed restriction, parking space and 600 sq ft
Pinellas Park has its own building department and a short, clear ADU section. The cap is written in air-conditioned area, so ask the city early how it treats a porch or unconditioned storage attached to the unit. The parking space is the item most often missed on a narrow lot: find where it goes before the unit's footprint is fixed. The recorded deed restriction has to be in place before the certificate of occupancy, which puts it on the schedule rather than at the end. More than half the city's homes were built before 1980, so tying a new suite into older framing, wiring and plumbing is a normal part of the scope. The county's parent or grandparent tax reduction does not reach homesteads inside Pinellas Park.

Where would the extra car go?
Tell us how the Pinellas Park lot is laid out. The added parking space often decides where the unit can sit, so we settle that before a contractor visits.

In-Law Suite Additions
Add a bedroom, a bathroom and a sitting room onto the house so a parent can live with you and still close a door of their own, planned so the kitchen decision does not turn it into a second dwelling by accident.

Put a small, separate home in the backyard for a parent, close enough to help and far enough for their own front door, under the rules that actually govern the lot.

Pinellas Park permits one ADU on any single-family lot but caps its air-conditioned area at 600 square feet, requires one additional off-street parking space, and requires a recorded deed restriction prohibiting sale of the ADU separately from the main house before the certificate of occupancy (Sec. 18-1530.28).
