Wesley Chapel under Pasco County's 1,200 sq ft ADU code
Wesley Chapel is unincorporated, so Pasco County writes the rules, and on paper they are the most generous in Tampa Bay: an ADU of up to 1,200 square feet, smaller than the main home, in any zoning district that allows single-family homes. The county says ADUs are meant in part to house extended families. Size also sets the fee bill. Under 500 square feet, only the school impact fee applies; from 500 to 900 the mobility and library fees are charged at reduced rates; over 900 the full single-family impact fees apply. A garage converted to an ADU must lose its garage door and have the opening closed in, and a home on septic and well needs Health Department approval. Pasco's parent or grandparent reduction is available once the final permit is closed.
