Plant City Garage Apartments and In-Law Suites
Separate quarters for a parent in Plant City take the form of a garage apartment under the city's code, and whether that apartment can sit over the garage depends on how tall your house is. Plant City allows one on an owner-occupied R-1 lot of at least 6,000 square feet, up to 600 square feet of living space, and above a detached garage only where the main home has two or more stories.

Plant City's garage apartment rule and the two-story condition
Plant City reviews plans, issues permits and inspects the work itself, and its inspectors also deal with unlicensed and unpermitted work, one more reason to keep the job in a licensed contractor's name. The garage apartment carries two size limits, 600 square feet of livable space and 800 gross, and it goes beside or behind the main house, one per lot. For a single-story home that means a ground-level unit or an attached suite rather than a room over the garage. Hillsborough's parent or grandparent reduction applies to Plant City homesteads for a permitted suite, and it requires the work to meet the building code. The city's flood record is modest, 151 claims, 124 of them in 2024.

It decides whether a room over the garage is possible at all. Tell us, along with the lot size, and we will tell you which layout the code leaves open.

In-Law Suite Additions
Add a bedroom, a bathroom and a sitting room onto the house so a parent can live with you and still close a door of their own, planned so the kitchen decision does not turn it into a second dwelling by accident.
